We are representing a highly regarded block management company with a reputation for exceptional client service and a supportive, professional working culture. This is an exciting opportunity for a Block Manager to join their Manchester team, managing a varied and well-maintained residential portfolio.

Role Overview

As a Block Manager, you will be responsible for the day-to-day management of a residential block portfolio, ensuring a high standard of service for leaseholders and residents. You will liaise closely with contractors, clients, and colleagues while ensuring compliance and building safety requirements are met.

Key Responsibilities

  • Manage the daily operations of a residential block portfolio across Manchester and surrounding areas.
  • Build and maintain strong relationships with leaseholders, freeholders, and residents.
  • Prepare and manage service charge budgets and oversee expenditure.
  • Arrange and attend site inspections, AGMs, and residents meetings.
  • Ensure all properties are compliant with current legislation and Health & Safety requirements.
  • Liaise with contractors and suppliers to coordinate maintenance and repair works.
  • Maintain accurate property management records and documentation.
  • Provide excellent customer service, resolving leaseholder queries promptly.

What We're Looking For

  • Experience in block management or property management (junior or assistant-level candidates ready to step up will be considered).
  • Understanding of leases, service charges, and residential property law (training provided).
  • Excellent communication, organisational, and time-management skills.
  • IT proficiency, with experience using property management software desirable.
  • TPI qualification (preferred) or willingness to work towards it.
