Senior Chartered Building Surveyor

Bellrock Property and Facilities Management Limited, part of the Bellrock Group, specializes in Real Estate Consulting, offering services across office, retail, leisure, industrial sectors, and property management for diverse properties including healthcare, offices, and technology parks.

The role is based in Bristol (with hybrid working options) and focuses on the corporate office sector and other growth areas, particularly health. The client base includes predominantly blue-chip corporations, with consultancy services for both landlords and tenants.

This challenging position requires an ambitious, motivated individual capable of working independently and within a team. The successful candidate will advise on landlords' schemes, refurbishments, capital expenditure, and associated service installations, with training and development provided. Opportunities include advising on dilapidations, technical matters like curtain walling, cladding, roofing, refurbishments, and M&E installations.

• Demonstrate strong leadership, technical expertise in commercial property, leases, and contracts, and excellent presentation skills.
• Engage with senior management, technical experts, lawyers, and accountants due to the contentious nature of service charge consultancy.
• Lead commissions, manage technical teams, and liaise with clients, including attending meetings across the UK and Ireland.
• Be a Chartered Surveyor with at least 5 years’ post-qualification experience.

What does it take?

• Review service charge costs, lease provisions, and liaise with landlords and agents.
• Assess proposals for capital works and advise on lease obligations and recoverability.
• Negotiate with landlords and their consultants on service charge recoveries, lease compliance, and legal matters.
• Review service contracts, standards, and attend negotiations and client meetings.
• Develop knowledge of service charge consultancy, legal cases, and accounting principles.

Working arrangements

We support flexible working, requiring presence at Aztec West, Bristol, with travel across the UK and Ireland, and a mix of office and remote work.
