What you'll be doing?
The Design and Technical teams are involved in all aspects of housing design and innovation, this team is also responsible for researching the best materials, at the best cost.
In terms of design, there's the sheer variety of our sites, many of them using existing buildings, and all of them with unique problems to solve. Then there's the question of new materials and our drive for sustainability and value, all in the face of ever changing building and environmental legislation.
Most of the people in this team have an architectural or engineering background, and for all, we offer the opportunity to gain expertise in design and project management in a thought-provoking setting.
Reporting to the Engineering Manager, you will be responsible for overseeing the design of infrastructure, coordinating external design consultants, obtaining statutory approvals, procuring services, and supporting site operations.
You will be expected to:
- To oversee the design and detailing carried out by externally appointed Consulting Engineer's responsible for providing designs for all external works including foundation solutions, new estate roads and sewers, including Section 38, 104 and S278 agreements.
- Secure adoption agreements; S38, S104 and S278 in a timely manner, to suit the development programme and ensuring bonds are put in place, reduced and extinguished in a timely fashion.
- To maintain a continuous process of evaluation / peer review of Consultant's designs to ensure that proposals adhere to best practice in value Engineering and statutory compliance.
- To procure services records and enquiries for new developments.
- Liaise with other Technical Team members and others as necessary to seek the discharge of building regulations and planning conditions
- Obtaining Technical Drawings and approvals to enable efficient site starts.
- Minimising risk through provision of timely and high-quality information.
- Brief, manage and drive the external consultants in the preparation and issue of production information to an agreed programme, fee and scope.
- Assist in the preparation of Design Programmes with an ability to present at Progression Meetings.
- Ensure all statutory enquiries, sewer connections and other relevant legal agreements are submitted and pursued for timely completion.
- Ensure that the Group Policy and Procedures are fully managed and controlled.
- Attend site progress meetings and carry out site inspection.
- Attend and present at meetings for various stages of projects (Land/Technical hand-over, Project Meeting, Optimisation, Progression, Technical/Sales, Budget Meetings, etc.)
- General liaison and coordination between other parties, both internal and external.
- Attend Subcontractor interviews and meetings where appropriate.
- Respond to site queries and resolve Technical/Construction problems.
- Issuing drawings and information for construction purposes.
What you'll need
To be successful in the role, we are looking for:
- Qualified as a Civil / Building Engineer or at a Construction related degree level or have attained HNC/HND in a built environment subject with relevant experience
- Previous experience in a design related environment, preferably with a UK house builder.
- Ability to confidently handle negotiations with external bodies, including sewerage undertakers and highway authorities.
- A working knowledge of Building Regulations, NHBC, Party Wall Awards and associated legislation connected with the construction industry.
- The ability to get on with people together with communication, meeting and management skills essential in dealing with multi-disciplined teams.
- The ability to recognise problems and deal with them in a speedy and effective manner.
- Ability to work under pressure to meet tight deadlines.
- A desire to want to exceed Customer expectations.
- Excellent communicator at all different levels, internally and externally, with a high attention to detail.
- A competent level of relevant IT skills including using AutoCAD.
