Working for one of Hampshires largest housing associations, you will be joining a Disrepair team overseeing all aspects of disrepair projects. The role involves leading a team of property professionals to identify, assess, and resolve disrepair issues.
- You will play a crucial role in identifying, assessing, and managing all aspects of disrepair issues within the housing association's portfolio.
- Your focus will be on leading a team of professionals to achieve high-quality service delivery, optimize operational processes, and drive customer satisfaction.
- You will work closely and collaboratively with colleagues and stakeholders across the housing association and externally to drive improvements and offer a first-class service to our customers.
- To assess and make decisions on the instigation of legal proceedings in relation to disrepair protocols and to deal quickly and effectively with disrepair cases by gathering all relevant information from various sources, utilizing multiple IT systems efficiently and effectively.
- To maintain clear, up-to-date records of all cases in line with the disrepair protocol and disclosure requirements.
- To arrange necessary works, liaising with internal and external stakeholders to ensure works are monitored during progress and upon completion to the satisfaction of the organization and the resident.
- To maintain professional relationships with residents and solicitors to reduce problems and mitigate risks.
- To deliver on tight deadlines and assist in assessing liability and risk, liaising with managers and legal representatives to avoid court action where possible.
- To communicate in a logical, concise, and effective manner.
- To act as the main contact point between all parties, ensuring smooth communication, and draft reports for management, including risk logs, to keep managers informed of financial risks and budgetary information for each case.
- You will also contribute actively to the housing association's improvement agendas and strategies, adopting a 'right first time' approach in collaboration with colleagues across departments.
Additional focus
As Disrepair Project Lead, you'll be a key member of the Damp, Mould & Disrepair Team, working with members to plan and deliver complex projects, ensuring cases are managed from inception to completion in accordance with legislative requirements, timescales, and policies.
Using a proactive and forward-thinking approach, you'll collaborate to build strong relationships with stakeholders and serve as a trusted partner for legal disrepair cases, housing ombudsman investigations, insurance claims, and other high-profile complaints.
- Work collaboratively with the complaints team on cases related to legal disrepair, ombudsman investigations, insurance claims, and high-profile complaints.
- Line management of Disrepair administration and scheduling functions within the team to ensure works meet KPIs and SLAs.
- Be the escalation point for all internal and external stakeholders regarding open disrepair cases and high-level complaints.
- Attend court injunction proceedings and provide evidence related to the cases.
- Responsible for collating and producing monthly KPI reports for the Damp, Mould & Disrepair Leadership Team.
Hours and pay
- Minimum of three days in the office and two days working remotely each week.
