Job title: Property Manager (Social Housing)

Location: Central London (Hybrid; 3 days office / 2 days WFH)

Salary: Up to £38,000 per annum

Contract: Permanent, Full-time (Mon–Fri, 9:30–18:00)

The Opportunity

A leading real estate and asset management business is seeking a Property Manager (Social Housing) to join their growing London team. This is a fantastic opportunity to join a close-knit, ambitious environment where you’ll manage a diverse residential portfolio, with a focus on social housing and HMOs.

You’ll be responsible for ensuring properties are maintained to a high standard, compliant with all relevant regulations, and that residents receive an excellent level of service.

Key Responsibilities

  • Manage your own portfolio, overseeing complete check-in/check-out processes and ensuring properties are clean and in good repair.
  • Ensure full legal and regulatory compliance across all residential assets; maintain accurate audit and compliance records.
  • Scope and organise dilapidations and “room make-ready” works; obtain costings and manage completion ahead of move-ins.
  • Handle day-to-day tenant enquiries, delivering timely, professional responses.
  • Plan and coordinate Planned Preventive Maintenance (PPM); raise POs/work orders; track progress and quality of works.
  • Arrange internal inspections and repairs, maintaining properties to high standards.
  • Monitor and update compliance status (licensing, safety, statutory checks) in line with governing regulations and industry standards.
  • Manage portfolio budgets, monitor expenditures, and drive cost-effective outcomes; prepare costs/bills during void periods.
  • Administer and log all correspondence and activities in the company database.
  • Stay current on industry certifications, trends, and regulatory changes.
  • Support ad-hoc tasks and collaborate with colleagues across Operations and Finance to improve processes.

About You

You’ll be proactive, organised, and comfortable balancing autonomy with teamwork. Strong project management skills and the ability to handle multiple priorities are essential.

Experience & Knowledge

  • Familiarity with integrated real estate ERPs—Yardi (preferred), MRI and/or Qube.
  • Strong understanding of housing law, compliance requirements, and industry standards.
  • Ability to navigate compliance challenges and maintain thorough documentation.
  • Solid knowledge of housing management and risk assessment.
  • Excellent organisational skills with the ability to prioritise under pressure.
  • Strong analytical skills and attention to detail.
  • Clear communication skills—both written and verbal.
  • Ability to work collaboratively across teams and influence stakeholders.
  • Commercial awareness with budget management experience.
