Overview

Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety and customer service. You will work on developments across the UK with unique challenges, from brownfield sites to adapting existing buildings. The role reports to the Contracts Manager and involves managing the construction of a development, including pre and post housebuilding works, to meet targets for health and safety, build programme delivery, quality, customer care, and cost.

You will be expected to bring fresh ideas and imagination as well as commercial ability to manage people, budgets and costs. Since 2004, Site Managers have won NHBC Pride in the Job Awards more than any other housebuilder, reflecting the professionalism of our teams.

Responsibilities

  • Ensure compliance on site with company health and safety standards and processes, NHBC standards, building regulations, and quality standards.
  • Coordinate labour and resources on site to deliver the build programme on larger developments and proactively schedule trades for optimum delivery.
  • Manage material levels on larger sites to minimise stock while ensuring the programme is met and labour is efficiently employed.
  • Ensure plots are built to the highest standard of quality, complying with NHBC Standards, Building Regulations, range specifications, and best practices.
  • Undertake quality control procedures and inspections at correct timings, rectifying defects to avoid cost, delays or quality reductions.
  • Monitor and control production costs and approve payments to contractors and trades where appropriate.
  • Initiate and attend plot inspections with the Local Building Inspector or NHBC, taking corrective action to ensure a minimum of RI’s/BRI’s.
  • Lead toolbox talks or on-site briefings to influence, gain commitment, and drive best practice.
  • Maintain a proactive approach to mitigating risk, sequencing, and overall quality on site.
  • Liaise with internal departments, external suppliers and partners to ensure the build programme is achieved.
  • Work with Sales through regular sales/build meetings to ensure smooth delivery of homes for customers.
  • Deliver a high standard of site presentation at all times.
  • Conduct New Home Tours with the Sales Advisor and customers to demonstrate the home, answer questions, and rectify issues before Legal Completion.
  • With support from the Contracts Manager, ensure the on-site Construction team is fully resourced and well-directed, with clear guidelines and ongoing training and development.
  • Model positive health and safety, organisation, conduct, quality of work, and professionalism.

What You’ll Need

  • Extensive experience working to an established build programme and managing priorities on challenging sites.
  • Proven ability to deliver weekly targets through proactive organisation of labour and teamwork.
  • Excellent communication and influencing skills to gain commitment and drive delivery.
  • Strong leadership and assertiveness to ensure high-quality delivery on site.
  • Ability to prioritise tasks and anticipate changing business needs.
  • Strong problem-solving ethic and ability to identify root causes of problems.
  • Member of the Chartered Institute of Builders and/or NVQ level 5 in Construction Management, or time-served tradesperson with extensive experience across trades.
  • Thorough knowledge of construction and housebuilding, including health and safety, NHBC requirements, and Building Regulations.
  • Experience dealing with customers, providing information and resolving issues, and communicating company procedures.
