Overview

The Design and Technical teams are involved in all aspects of housing design and innovation, responsible for researching the best materials at the best cost. The team addresses the variety of sites, many using existing buildings with unique problems to solve, and considers new materials, sustainability, value, and evolving building and environmental legislation. Most team members have an architectural or engineering background, with opportunities to gain expertise in design and project management in a thought‑provoking setting. Reporting to the Technical Director, the role supports ensuring the Technical team is fully resourced, well-directed, with clear guidelines to responsibilities, and provided with full support in communication, training and development, and organisation of the department’s workload.

Responsibilities

  • Assess potential developments and produce detailed technical reports, including site visits with appropriate management team members, to ensure the best cost-engineered solution is produced for land (or vice versa).
  • Effectively manage the Team on a daily basis (internal and external) to provide the required level of services in a proactive and professional manner, enabling other departments to fulfil their roles.
  • Lead, motivate, communicate with, develop, appraise and performance manage staff to ensure full motivation and best performance to meet the company’s needs.
  • Coordinate production information to a written programme to ensure company targets are met for a controlled and cost‑effective finish to the sites.
  • Ensure provision of drawings to site on a weekly basis where appropriate.
  • Establish and enforce quality and standards in schemes, and maintain the company’s good image.
  • Ensure schemes are designed to BDW standards to suit building, marketing and economic considerations; ensure designs are competitive and produced within time limits to suit programme deadlines, while considering external factors such as Local Authority Planning and Highways, drainage undertakers, drainage boards, service companies, Local Committees, Action Groups and resident issues as required.
  • Produce engineering site feasibilities as instructed by the land department, liaising with department heads and outside authorities to ensure compliance with required standards and business needs.
  • Establish good working relationships with site staff and department heads to ensure schemes are constructed as intended and to gather feedback for inclusion in future schemes to avoid wastage and improve engineered solutions.
  • Comply with responsibilities defined in the Group’s Health, Safety & Environment Policy and ensure team compliance.
  • Implement new ideas and methods and continually seek ways to improve contribution to the organisation’s goals and the company’s reputation.
  • Develop good working relationships with Local Authorities, and maintain knowledge of Local Authority peculiarities and techniques applicable to the Housing Industry to ensure easy approvals and fast, marketable, economic house building.

To be successful in the role, we are looking for:

  • High potential with the ability to become Technical Director within 12–18 months.
  • An excellent team motivator with drive and tenacity to achieve business goals.
  • Excellent communicator with high attention to detail.
  • Extensive experience working within established development methodologies.
  • Ability to prioritise tasks to meet changing business needs.
  • Demonstrable experience working for a major company in a similar role or at the level of Design/Technical/Commercial Manager.
  • Knowledge of major functions within Technical services and how they impact site acquisition and development.
  • Engineer or Quantity Surveyor qualification — HNC in Engineering, RIBA qualification or NVQ Level 5 in a relevant subject.
  • Knowledge and aptitude to identify issues impacting land value or development costs and to make appropriate allowances.
