Asset Manager – Head Office (Alloa) / Remote Working / Hybrid Working

£54,516 per annum, rising to £55,286 upon completion of probation period. Opportunity to progress to £58,370 at your own pace.

The Role

Reporting directly to the Director of Finance and Business Services, you will play a key role in supporting the development and delivery of property services across the organisation, supporting other regional managers in service delivery and development.

Scottish Autism has around 40 properties, a mix of owned and leased properties throughout Scotland with an annual budget for compliance, reactive and planned maintenance of around £1M. Stock condition surveys have been completed, the findings of which will support the strategic asset management plan moving forward.

Responsibilities

  • Devise, plan, continually monitor and improve the provision of an excellent Asset Management service aligned to our vision and values, organisational changes and relevant legislation, regulatory guidance, and best practice
  • Lead and support the acquisition of potential new properties and development opportunities for existing properties
  • Develop, coordinate, and monitor programmes of work to ensure legal compliance and that robust processes are in place to ensure the Health, Safety and well-being needs of supported people and staff are met
  • Provide leadership, and operational management to the wider organisation, when necessary, to ensure a customer focussed, high performing, cost effective and high-quality service
  • Manage the delivery of the responsive repairs’ services through a range of external contracts, including budget control and contract management
  • Develop and lead the delivery of planned investment, cyclical works programmes and responsive repairs services for all properties
  • Manage and oversee the delivery of external contracts in the role of client project manager
  • Develop and manage a regulatory compliance schedule to cover items such as gas servicing, electrical and fire safety, legionella and asbestos management

Person Specification

  • Relevant construction, buildings or maintenance experience or relevant transferable experience
  • Good technical knowledge
  • Experience of undertaking technical and quality inspections
  • Proven ability to liaise with and manage/monitor contractors
  • A knowledge of the relevant Health and Safety/compliance requirements of responsive and capital repair/construction works
  • Awareness of policy and regulatory frameworks applicable to asset management (desirable)
  • An instinctively collaborative approach to working, actively seeking to contribute to the collective success of the team
  • Valid driving licence
