Red Kite is a boutique holiday home management company operating across the Cotswolds and surrounding areas. We’re on a mission to raise the bar in short-term rentals by combining smart technology, exceptional service and a curated portfolio of design-led homes.
We saw a clear opportunity - most holiday letting felt outdated, impersonal and inefficient. So we’re building a modern alternative - one that makes end to end full management effortless with the layers of flexibility that makes our service unique and bespoke to each owner. We treat homeowners as trusted partners and guests like valued clients, not transactions.
We have ambitious plans for growth - we currently have 100 high quality homes under management and have plans to grow to 500+ by 2030.

The Role
As Growth & Partnerships Manager, your focus is to bring high-quality homes into our portfolio. You’ll lead homeowner acquisition - managing inbound leads, developing outbound channels, and building referral networks.
This is a consultative sales role. You’ll act as a trusted advisor to homeowners, helping them understand the benefits of short-letting and why Red Kite is the right partner for them. You’ll also help shape and optimise our commercial process for scale.
Key Responsibilities
- Qualify and convert inbound homeowner enquiries into signed clients
- Generate outbound opportunities via prospecting, referrals, and partnerships
- Run discovery calls and in-person consultations with property owners
- Build and manage a local network of referral partners (estate agents, developers, mortgage advisors etc.)
- Prepare accurate income projections for prospective clients using data and insights
- Collaborate with marketing to improve lead generation and conversion
- Track key metrics: conversion rate, lead volume, acquisition cost
- Feed insights back to the wider team to improve our service, messaging and positioning
What Success Looks Like
- Signing 6–10 new homes per month that meet quality and profitability standards
- Building a balanced acquisition pipeline across inbound and outbound sources
- Converting 30%+ of qualified leads
- Establishing at least 3-4 productive referral partnerships per quarter
- Contributing to optimising internal tools, marketing and reporting processes
About You
- 3+ years’ experience in business development, sales, or partnerships
- Strong communicator - able to build trust quickly and guide owners through decisions
- Motivated by targets but focused on long-term value and fit
- Able to self-manage, follow up, and maintain pipeline discipline
- Commercially sharp - able to spot good opportunities and prioritise high-value leads
- Comfortable with both remote and in-person meetings
Bonus if you have:
- Experience in property, hospitality, lettings, or service-based businesses
- Knowledge of short-let regulations and trends
- Existing local network in real estate or property services

As a young and growing business, your responsibilities may change depending on business priorities and you must be comfortable with that - this should excite you, knowing that two days will never be the same and you will learn lots here. We are building a business together and will look to you to take ownership and lead from within. This means excellent opportunities for you to learn, grow and excel as the business grows and expands.
Benefits
- Basic salary of £35,000 - £40,000 (dependant on experience) + uncapped commission. OTE £45-£50k

- 45p per mile reimbursed for business related travel
