Head of Property
Turning Point is a leading health and social care social enterprise that provides support for people around drug and alcohol use, mental health, learning disability and autism, sexual health, and employment. We support 197,000 people each year across 271 locations and employ over 5,100 colleagues.
A new opportunity has arisen for a Head of Property at Turning Point at a national and local level across England. This role is based in London or Manchester, with one or two days a week in the office and the remainder working from home and/or travelling to Turning Point sites as required.
Main Responsibilities
- Lead the strategic and operational management of Turning Point’s property function and service, including acquisitions, disposals, leasing, facilities management, maintenance and capital projects.
- Ensure the estate supports the organisation’s business objectives, maximises asset value, and delivers cost‑effective property solutions for the people we support and colleagues.
- Strategic Leadership: Shape and deliver a long‑term property strategy aligned with Turning Point’s goals, advising senior leaders and driving innovation.
- Portfolio Management: Lead property acquisitions, leases, disposals, and renewals, ensuring effective space planning and strong landlord/tenant relationships.
- Facilities & Asset Management: Maintain safe, compliant, and well‑managed buildings, promote sustainability and manage maintenance programmes and property data.
- Capital Projects: Oversee the development and refurbishment projects, ensuring timely, budget‑conscious delivery of high‑quality environments.
- Financial & Risk Management: Manage property budgets, ensure value for money, and mitigate risks through robust data and controls.
- Compliance & Governance: Ensure legal and regulatory compliance, maintain accurate documentation, and support strategic property alignment.
- Team Leadership: Inspire and lead the property team, fostering a culture of excellence, collaboration, and continuous improvement.
Qualifications
- Strategic property expertise with a proven ability to develop effective property strategies across diverse business areas and product portfolios.
- Knowledge of the property demands of a health and social care provider.
- Experience advising senior leadership teams on innovative property strategies that support organisational goals.
- Excellent communication and influencing skills, capable of navigating dynamic environments with competing priorities and contractual complexities.
- Track record of delivering capital projects and managing property budgets.
- Flexible and resilient, with experience managing complex and innovative property solutions.
- Collaborative and enthusiastic leader who has developed talent and led successful teams.
- Degree in real estate, property management, surveying, construction or related field with a professional membership (e.g., RICS, IWFM, CIOB).
- Depth of knowledge in property law, leases, health & safety and construction.
- Track record in lease negotiations and estate rationalisation.

Employment Details
Salary: Up to £85,000 (annual)
Contract type: Permanent, full‑time (37 hours per week)
