The Real Estate Advisory team are sector specialists [within Lead Advisory and Restructuring, Deals] at the forefront of advising our private and public sector clients in achieving strategic, commercial, financial, and operational objectives related to real estate, supporting clients in major capital projects, portfolio optimisation, development and regeneration, investment, and broader business objectives. This also extends to advising clients on the role real estate and development can play in enabling wider economic growth and renewal in line with public policy objectives.

We are seeking a dynamic and driven Manager to join our team. You will play a key role in leading the delivery of high‑quality advice to our clients, data and financial analysis, market assessments, strategy development, and deal execution.

You will be part of a Real Estate Advisory team of around 50 core professionals. Our platform expands to around 100 when you include Valuations and Financial Due Diligence colleagues who work closely alongside us, and to over 200 when you include our Tax, Accounting, Restructuring and Legal colleagues focused on Real Estate. (Note: For the avoidance of doubt, it should be noted that whilst this role may involve transactional activity, including joint‑venture structuring, the core focus of this role does not revolve around M&A).

Key Responsibilities

  • Lead the development of business cases, estate strategies and options appraisals for a range of potential client objectives, including real estate portfolio optimisation, development, investment, and other commercial decision making.
  • Lead a team in conducting data analysis, financial and commercial due diligence, industry research, and market analysis.
  • Lead the development of financial models to assess project viability, investment returns, and scenario outcomes – including consideration of wider economic impacts/benefits.
  • Lead the preparation of presentations and other similar client deliverables.
  • Proactively assist in the management of several clients, while taking direction from Senior Managers and above – own the project plan and day‑to‑day client management across concurrent mandates, including the management of project commercials and engagement files.
  • Collaborate with cross‑functional teams including market and product subject matter experts in Corporate Finance, Valuations, Tax, Accounting, Economics and Legal.
  • Manage and coach junior staff, contributing to their technical and professional development.
  • Build and maintain strong relationships with clients and key stakeholders.
  • Stay up to date on market trends, regulatory changes, and emerging issues in the real estate sector.
  • Undertake proactive business development activities including identification and targeting of opportunities, typically through guidance from senior leaders within the team – own ≥1 large competitive proposal per year; personally identify ≥1 opportunity that converts (size agnostic); and contribute insight to sector/product workstreams.

Essential Requirements

  • 5–8 years of relevant experience in advisory roles (e.g., strategy, consulting, or corporate finance).
  • Strong financial modelling and data analytical skills.
  • Significant interest in real estate, development, economic renewal and the wider built environment.
  • Excellent communication, writing, and presentation skills – including confident presenter and facilitator of workshops with senior stakeholders.
  • Strong commercial acumen, analytical skills, and problem‑solving abilities.
  • Ability to grasp complex strategic financial and commercial issues quickly.
  • Ability to communicate complex concepts and analysis in concise and easy‑to‑understand language, both verbally and in writing – including delivering high‑quality formal reports, demonstrating strong analytical skills with an ability to think laterally.
  • High ambition coupled with the ability to deliver and to work effectively both individually and in teams.
  • Ability to manage multiple workstreams and meet tight deadlines.
  • Able to work effectively in multi‑disciplinary project teams including a range of specialists from PwC, the client and the client’s other advisors.
  • Commercial awareness to be at a level which allows identification of client requirements, business issues to improve client service, and risk issues in undertaking the work.
  • Highly proficient in Excel, PowerPoint, and Word. (Experience with CoStar, PowerBI, or similar tools is a plus – ability to apply new technologies to meet client requirements).
  • Agility in terms of supporting multiple projects across a range of sectors and geographies.
  • Attendance of networking events and functions in industry with a degree of external industry profile, potentially developing client relationships that lead to the direct awarding of work.
  • Personal identification of BD opportunities and client relationship development, potentially including: on‑sell opportunities; owning large proposals; and/or, clear support of a workstream for a specific market segment/opportunity.

Preferred Requirements

  • Professional qualification preferred, but not essential (ACA, CFA, RICS, or similar).
  • Experience working in a Big 4 (or similar professional services environment) of client‑side.
  • Exposure to cross‑border transactions or international clients.
  • Exposure to business case, investment or economic appraisal, or similar.

Working Practices

  • The successful candidate will be expected to work from a PwC office or client site at a minimum of 3 days per week.
  • The majority of the team are based in London, so some ad hoc travel to London may be required.
  • Travel to client site to aid with project delivery is likely to be required.
