The Sales & Marketing team look after our customers and help them through one of the most important parts of their lives; finding and buying a new home. We pride ourselves on putting customers first, and sales and marketing are a key part in making that vision a reality. Our Sales & Marketing teams, both locally and nationally, work together to make sure we’re showing people the perfect home for them. There’s a wide variety of roles that include building and maintaining websites, running marketing campaigns, answering customers’ questions, being on hand to guide and support them through the purchase and personalisation of their brand new home; and of course making sure they’re happy after they’ve bought. Some of the team work on‑site in sales and marketing showrooms, and others support from the office but at its core the team are here to make sure customers are getting what they need from us and finding the perfect home.

Responsibilities

Reporting to the Sales Director, you will contribute to the overall success of the business through effective leadership of the Sales Management Team and deputise for the Sales Director in their absence. Key target areas include legal completions, customer care, average selling price, sales selling overheads, and marketing budget spend.

  • Lead a team of Sales Managers to drive sales performance on developments, ensuring a .5 or above sale rate, monitoring conversion rates, incentive/schemes usage, price reviews, cancellation rates, etc. May also have day‑to‑day responsibility for PX, Sales Admin and Marketing.
  • Develop the overall resourcing plan for the Sales function including recruitment of new team members.
  • Manage staffing plans, rotas, annual leave, sickness and recruitment in line with policy and in liaison with Sales Managers.
  • Proactively review and evaluate the performance of the Sales Team, identifying underperformance and ensuring issues are quickly addressed in liaison with the Sales Management team.
  • Drive compliance across the Sales team to ensure policy and procedures are adhered to.
  • Act as a Guardian of the customer, ensuring the team delivers an excellent customer journey and an escalation point from Sales Manager when required.
  • Ensure all health and safety regulations are implemented and fully compliant for the Sales Team.
  • Accountable for compliance and adoption of policy and procedure such as AML, NHQC, incentive policy, etc.
  • Ensure full compliance and positive adoption of any sales‑related IT system.
  • Lead the reporting to the Sales Director on all aspects of Sales and Legal Completions.
  • Monitor scheme costs to ensure maximum profit is delivered.
  • Overall accountability for site presentation across the Division.
  • Support the Sales Director in the acquisition of land, including research, mix and profitability.
  • Formulate Sales Strategy in conjunction with the Sales Director.
  • Collaborate with cross‑departmental disciplines to overcome issues and deliver an excellent customer journey.
  • Build effective relationships with suppliers and partners (e.g. valuers).
  • Review weekly all reservations taken to ensure compliance with justification.
  • Deputise for SD in absence, attending RMD meetings, Board meetings and managing complex people and operational issues.
  • Cover PX Manager and all related transactions in absence periods.
  • Ensure revenue review structure for all new site starts with required documentation for sign‑off by senior managers.
  • Collate and ensure compliance for all market research and competitor analysis.
  • Lead point of contact for sales contribution and information required for all sites pre‑launch.

Qualifications

  • Strong business understanding and the ability to actively contribute to departmental targets including completions, budget reservations, marketing spend and average selling prices.
  • Demonstrated role‑model behaviours, with excellent knowledge of process and systems to support the team.
  • Proven track record in a Senior Sales Manager or Sales Manager role.
  • Strong leadership skills, communication and experience of managing through others to meet challenging sales targets.
  • Able to lead, coach and develop a multi‑disciplinary team (Sales, Admin, CRM, Marketing).
  • Specialist knowledge of Sales and Marketing techniques, research and analysis.
  • Strong organisational and planning skills, able to prioritise competing demands to ensure Divisional targets are met.
  • Good attention to detail.
  • Excellent interpersonal skills and the ability to communicate effectively and build productive relationships.
  • Self‑confident, decisive, resilient and able to thrive under pressure and deputise for the Sales Director.
  • IT literate.
  • Excellent communication skills – both written and verbal.
