Job Summary and Key Responsibilities
Reporting to the Team Manager/Head of Centre, Romans are seeking a Senior Property Manager to join our dedicated and dynamic team based in Camberley. You will need experience as a Property Manager/Senior Property Manager and customer service skills to be successful. You will act as a point of contact for tenants and landlords, assisting them with inquiries, booking appointments and ensuring a smooth process throughout the tenancy from beginning to end.
- Oversee the department to ensure professional and courteous service for Landlords and Tenants and identify opportunities to enhance service levels.
- Discuss with the Head of Centre and assume responsibility for staff interviews, local inductions, training, appraisals, coaching and development.
- Hold occasional team meetings; attend branch meetings as required and advise branch managers of matters needing attention.
- Respond promptly and effectively to internal and external complaints.
- Manage tenancies from start to finish, adhering to landlords’ management instructions; issue management and safety inspection instructions and report to landlords following inspections.
- Organise remedial works to be completed on a timely basis.
- Advise landlords/managing agents of repairs; obtain estimates, issue work orders, and process invoices.
- Handle correspondence, telephone calls, and visits from landlords and tenants promptly.
- Receive End of Tenancy reports and advise landlords/tenants on charges for cleaning, repairs or replacements; finalize release of security deposits in line with scheme rules.
- Keep the diary up-to-date to monitor outstanding matters; report any complaint or legal notice to the Branch Manager, Area Manager and Lettings Director as required.
- Liaise with letting offices and client accounts departments; respond quickly to security or service issues affecting tenants.
- Assist with customer complaints and investigations as required; ensure appropriate charges are made for all services rendered.
- Serve notices where a tenancy ends; handle landlord statement queries; negotiate extensions and renewals.
- Achieve and maintain relevant industry qualifications.
